Subdivision Approval
On Friday, October 5th, 2007, the Bahía de Banderas County Planning Commission unanimously
approved a change in zoning for the La Joya Subdivision. This marked the first zoning
change approval in 5 years in the County of Bahía de Banderas and the first zoning
change approval in 12 years for the Town of San Pancho. At the same meeting, zoning
changes were also approved for two other Emerald Coast projects.
This vote initiates a three-month subdivision approval process involving public
commentary, a review of engineering and infrastructure plans by the State of Nayarit,
and an environmental review by the federal agency, Semernat. Once the subdivision
is approved, the County of Bahía de Banderas will issue building permits and will be
responsible for building inspections. Environmental inspections are performed by
Semernat and the State of Nayarit environmental agency, Semenay.
